June 2010 market stats are in for the Portland-Metro area! While I work with sellers and buyers all over town, here are a few of my favorite neighborhoods! Is yours here? If not, ping me and I’ll gladly send you the Market Analyzer!

The first time home buyer tax credit hyper inflated normal buyer/seller activity…resulting in a backlash of slower sales we’ll probably feel into August…..as busy as it was getting clients into contracts by April 30th, it will take a while for the artificial level of sales to go through the deflation process….sounds familiar.

Portland metro stats at a glance:

  • June TY vs June LY showed 13.3% increase in closed sales (yea!–and remember, FTHBTC had until June 30th to close…the new extension for closing impacts short sales the most)
  • Compared to May of TY, sales dropped -1.%
  • 7.3 months of inventory (if no other homes were dropped from the market, at the current rate it would take this long to sell all the existing listings…-this is month 4 of 7 months of inventory)
  • Year over Year, the average prices fell 3%
  • From May to June TY, prices rose 5.2% and the median went up .4%
  • 14,752 current listings in the Portland metro market

Alameda Home Sales–June

Alameda home sales in June were a bit sluggish….28 Listings with 2 sales is a bummer! Here’s the map

  • Average sales price $354k
  • 2 Homes sold at 100% of listing price (this does not take into consideration any closing costs that may have been part of the contract)
  • 14 months of inventory vs. Portland’s 7.3
  • Median prices: $450k, $354k, $259k
  • 3rd best average sales price from 24 neighborhoods

Alberta Home Sales–June

July21

 The Alberta Arts neighborhood had a relatively normal month in June…. Here’s the map…..

  • 72 Active listings with 10 closed sales = 13% sell-through
  • $307k Average sales price
  • Median Prices: $346, $321, $231 (Wow! Pretty affordable considering neighborhing areas. Condordia has it beat by $25k)
  • Homes closed an average of -3.12% of the most recent list price (a slight let down from May’s +101%)
  • 7.2 months of inventory is right in line with Portland’s average of 7.3
  • **Looks like homes continue to be priced well here–this is a good trend at % of list price comparatively speaking**
